# Solaris — competitors research

Research date: 18 September 2026. Local atlas study; not a valuation or inventory of available properties.

## Decision

The evidence does not establish that Solaris is architecturally superior, more private or a more selective community. Its proposed distinction should connect a specific architectural experience to the way an owner lives. Prove privacy in plans and management, individuality in residence choices, and belonging through actual buyer insight. The identity can make this legible; it cannot substitute for it.

## Selection and geographic scope

Six profiles: three nearby towers, two regional ownership alternatives, one international communication benchmark. All five Iranian projects are in Mazandaran. No international project is treated as a competing purchase or comparable price. Directness is a research hypothesis based on location and product; Solaris's price band, detailed specification, delivery programme and buyer interviews were unavailable.

The Mahmoudabad–Sorkhrud corridor is represented by Eden and Four Seasons; Soma extends the nearby set towards Nour, subject to the location conflict below. Ghoo tests the landmark ambition; Gilara tests the assumption that privacy-seeking buyers want a tower. Park Grove provides an attributable architecture-and-place presentation, not evidence about Iranian tastes.

Searches covered Persian and English project names, Mahmoudabad coastal towers, Sorkhrud towers, Nour, Namakabroud and the wider northern coast. Anonymous listings were not elevated to named developments. Arash villa-township results in Gilan were insufficiently clear for a detailed profile. Hotel-only developments were excluded. MARZ's Namak-Abrood tower is explicitly a concept on Architizer, and Emad Kashfi's A-2 is a 2013 competition proposal; neither is presented as available inventory.

## Source register and qualifications

Every source below was consulted on 18 September 2026. Access/crawl dates do not establish current construction or commercial facts. Relative dates are not converted to exact publication dates. Amenity claims remain advertised claims unless stated otherwise. No comparable prices are published in the chapter.

### 01 — Four Seasons / فورسیزن

- Primary: [Nepasazeh project page](https://nepasazeh.ir/projects/پروژه-بزرگ-برج-فورسیزنس/). Undated page, but progress galleries and video captions extend to Mordad 1405 (July–August 2026). This supports a dated construction-reporting observation, not a verified completion percentage. The undated progress counter was deliberately omitted.
- Architect: [Banian Studio](https://www.linkedin.com/company/banianstudio). Corroborates project identity, Sorkhrud location and central-open-space design. Relative post timing is not used to establish a precise status date.
- Status: construction reporting; handover unverified. Services are a developer promise. No Four Seasons hotel-company affiliation was established.
- Interpretation: this is the strongest documented local challenge to treating expressive architecture or professional sales presentation as Solaris-only attributes. Its dated progress and plans are useful standards for Solaris's future sales pack.

### 02 — Eden Residence / ایدن رزیدنس

- Broker: [MHMELK project listing](https://mhmelk.com/property/پروژه-ایدن-رزیدنس؛-برج-لوکس-ساحلی/), visible update 13 July 2026; describes construction in progress.
- Broker: [Almaas Iran property 1060](https://www.almaasiran.com/product/1060), visible update 12 Shahrivar 1405 / 3 September 2026; individual listing marked sold. Do not extrapolate to whole-project sell-through. Its generic feature checklist also conflicts with the presale narrative; not used as completion evidence.
- Both attribute architecture to Farzad Daliri. A primary architect/developer confirmation was not found. Similar wording may derive from the same sales pack, so this is cross-listing agreement, not independent technical corroboration.
- Interpretation: limited residences and authorship already feature in local sales language. Solaris needs a more exact account of its privacy and individual living experience. Buyers' actual profiles, prices and inventory remain unknown.

### 03 — Soma / سوما

- Primary: [Padiav portfolio](https://padiav.com/portfolio/suma/) identifies Rostamrud, Nour, and a project-year field of 1401. The finishing-stage label has no clear update date and is not treated as current.
- Primary: [Padiav sales page](https://padiav.com/soma-beach-tower/) conflicts internally: its FAQ gives Chalus, while the closing text identifies the Izadshahr–Nour route.
- Broker: [Shishdong named Soma listing](https://shishdong.com/homes/detail/a62445c8-4/پیش‌فروش-واحد-در-برج-پلاک-اول-دریا) supports Rostamrud but differs on building scale. Exact counts, sizes and phase attribution were excluded.
- Interpretation: retain as a nearby candidate, visibly qualified. Do not convert glossy images or SEO claims into proof of an operating facility. Horse-riding, permanent views and investment returns were not accepted as verified differentiators.

### 04 — Ghoo Middle East Diamond / قو الماس خاورمیانه

- Secondary: [Karnaval profile](https://www.karnaval.ir/things-to-do/ghoo-middle-east-diamond). Publication 10 Ordibehesht 1398; visible update 11 Tir 1399 / 1 July 2020. A more recent year in the title is not a substantive update.
- Visitor corroboration: [Lastsecond](https://lastsecond.ir/attractions/7748-ghoo-middle-east-diamond-complex-salman-shahr), dated reviews from 1397–1399. Supports visible built presence and public destination uses, not a verified audit of residential amenities.
- The linked official site, medghoo.com, was not retrievable. Current residential identity, inventory, whole-complex status and service provision are unknown.
- Interpretation: a real challenge to the idea that Solaris can claim regional landmark status simply by being conspicuous. Public uses raise a useful design question about arrival separation; they do not prove residents lack privacy.

### 05 — Gilara / گیلارا

- Community source: [English homepage](https://www.gilara.org/index.php/en/) and [Persian history/location page](https://www.gilara.org/index.php/fa/about-gilara). Primary self-description of a gated villa community near Namakabroud. Persian source specifies two kilometres from the coast.
- No reliable substantive update date. The automatically current calendar and old motorway news coexist: current availability must not be inferred from the calendar.
- The panoramic villa image is the image displayed on the homepage, captured locally in-browser. It illustrates the site's presentation, not proof of a unit for sale today.
- Interpretation: garden space and a community narrative offer a plausible alternative to tower ownership. Independent security, maintenance and governance evidence is missing. Actual buyer overlap is unproven.

### 06 — Park Grove / Miami — international benchmark only

- Developer: [Terra](https://www.terragroup.com/projects/park-grove), project record gives 2021 completion. Architecture and landscape are tied to named authors and local context.
- Architect: [OMA](https://www.oma.com/projects/park-grove), completed record labelled 2013–2018; linked news identifies first-phase completion. These dates have different scope and were not flattened into one universal completion date.
- Additional indexed primary sales artifact: [Related's One Park Grove brochure](https://relatedgroup.com/wp-content/uploads/2019/10/One-Park-Grove-Brochure.pdf). Specific tower collateral, not a price list for the entire development. The full 37.5 MB PDF exceeded the research browser's retrieval limit and was not fully reviewed; no detailed visual claims rely on it.
- Interpretation: borrow the practice of substantiating place and design authorship. Do not import Miami's market economics, assume Iranian buyer overlap, or mistake a polished story for measured resident satisfaction.

## Longlist and unresolved research

- [Aral towers — Amlak Javid](https://www.amlakjavid.com/بلاگ/برج-های-ساحلی-آرال): useful local competitor family, but the page gives conflicting floor/unit figures. Dated primary phase records needed before a precise comparison.
- [Foruzan — MHMELK](https://mhmelk.com/borj-foruzan-sorkhrud/) and [Amlak Javid](https://www.amlakjavid.com/بلاگ/برج-ساحلی-فروزان-سرخرود): two broker descriptions establish a relevant local lead but disagree on unit/penthouse figures. Excluded from the six-profile selection to avoid repetitive amenity comparisons with weaker primary evidence. “Second tallest” was not verified.
- [MARZ Namak-Abrood tower](https://architizer.com/projects/namak-abrood-residential-tower/): explicitly Concept, useful architectural context only.
- [Emad Kashfi Namakabroud A-2](https://www.emadkashfi.com/projects/residential/namakabroud-residential-complex-a-2): competition / honorable mention, 2013; not current residential stock.

## Evidence Solaris needs next

1. Architect-confirmed design rationale, dimensioned plans, façade details and real views. Explain how the form improves a residence; do not rely on landmark analogies alone.
2. Privacy evidence: units per landing, visitor/service circulation, overlooking studies, acoustic performance, controlled access and rental/guest rules.
3. Buyer interviews: test whether architecture, privacy and shared taste actually drive consideration alongside price, title, maintenance cost, delivery and resale confidence.
4. An operating brief: staff, shared spaces, service commitments and costs. The agreed “club” is an emotional metaphor, not an operating membership promise.
5. A dated sales evidence pack: availability, specifications, progress photographs, credits and price validity. No agent was contacted or message sent during this research.

## Image provenance and implementation

See [image-manifest.json](image-manifest.json) for original asset URLs and local derivatives. Images are documentary references from project, developer, broker or visitor sources, not Solaris imagery; rights remain with their respective owners. No generated competitor photographs were used. Published watermarks retained; CSS crops can be opened in the atlas lightbox for the full image. A local research copy is not a licence for an external marketing campaign.

The chapter implementation is isolated in `competitors.js` and `competitors.css`. Shared edits consist only of two asset includes in `index.html` and one page registration in `content.js`. The shared files were re-read immediately before changes; Positioning files and other chapters were not edited.
